Once you're inside the theater, go up the stairs in the lobby and pass through the double doors to trigger a cutscene between Sebastian and Stefano. After the scene ends, run through the hallway toward the light and chase Stefano. As you chase him the hallway will begin to crumble before being destroyed by Stefano's monster. After the hallway is destroyed you'll need to move between cover points to avoid being seen by Stefano's camera-like creature. Wait for the blue light to pass and make your way to the next area of cover. Be sure not to leave the locker key behind, hidden behind a piece of wall about midway through. Instead of dashing to the right towards the slanted piece of ground after climbing up and over the big step and to the tall piece of wall ahead, run away from the tall wall to the small piece of wall behind you, which is away from the eye. You will find the small statue on the opposite side of it. Keep moving from cover to cover until you escape.

Once you make it through to the other side, you'll be in a room with nothing but a set of double doors. Go through the doors to find a dark room. Inside you'll find a mirror as well as some red gel and crafting supplies. Make sure to stock up on ammo if you're low. as this is the last room before you face Stefano. Exit the dark room to find yourself in the same place you were in during Chapter 2. Make your way down the flights of stairs until you reach the first floor. Before rushing into the hallway, turn around and go behind the stairs to grab a first aid kit, then run down the hallway and through the double doors labeled, "Sebastian Castellanos" to trigger the boss fight.

Stefano will approach you directly, teleporting and appearing closer to you quickly. Aim for the moment when he reappears to shoot him with something that hits hard, like a shotgun. A well-placed shot will briefly stun Stefano, allowing you to put some distance between the two of you. Turn Stefano's aggression into his downfall. Shoot electric crossbow bolts into the ground between you and Stefano. He's practically guaranteed to run into them, hurting himself in the process and creating an opening for you to score some additional shots. Once you get Stefano down to half life, his aperture will show up and assist him.

Hide behind the walls to avoid being seen the aperture, as it'll attack you if it sees you. If you hear a flash bulb charging, run to another area of the room to avoid being trapped in a time rift. When you're trapped inside these, Stefano will stab you repeatedly, dealing serious damage.

Stefano will also create explosions trapped in time as well. Be careful not to get too close to these, as they can cause you serious harm. Stefano's attack pattern remains the same, but his teleportation is twice the speed. Stick to cover and fire on Stefano when he's preparing to attack. Stun him as often as possible with electric bolts then take your free shots and move to a new cover. Keep this up until he's dead to clear the Chapter.
